A roof over 120 square feet means a notice to the agency, with or without asbestos, and then a 10-day wait. Crumbly asbestos comes out before the walls do.
Typical cost in Redmond
A Redmond teardown cannot start until the asbestos is dealt with. We arrange the survey, the filing with the Clean Air Agency and the removal, and your demolition crew can begin once 10 days have run from the notice.
The city’s demolition submittal packet lists two items that depend on this work, an abatement report from the removal company and a notification filed with the Puget Sound Clean Air Agency. It also says any structure over 200 square feet needs its own demolition permit. We prepare teardowns in Redmond, Cottage Lake and Medina.

Two thresholds apply, the city’s own permit above 200 square feet and the agency’s notice above 120 square feet of roof. A small shed still needs a survey by an accredited inspector.
A porch or an addition coming off is a gray area. Demolition, in the agency’s language, leaves a structure permanently unusable, and anything less counts as renovation. The portion being removed is surveyed in both cases.
City guidance for buildings built or renovated in those years asks owners to assess suspect materials, such as floor and ceiling tiles, caulking, coatings and sealants, for PCBs before demolition. PCBs are a separate question from asbestos, worth raising early.
Take Redmond’s list as a starting point. Not every item applies to every address.
The packet asks for the report from the asbestos removal company. Decide who will write it before the application goes in.
File early, because the 10 days count from it. The city’s waste rules let applicants follow either the agency’s asbestos rules or L&I’s project notice.
Asbestos leaves the site with a shipment record, headed for an authorized facility. Two sites on the agency’s list take King County waste from outside Seattle, and the home page names them.
